Local market knowledge
What the analysis turns on in Snohomish County
Coverage runs from the Edmonds and Lynnwood waterfront and I-5 corridor cities north through Everett and Marysville and east toward the Cascade foothills. The county mixes waterfront and view homes, mid-century and 1990s-era subdivisions, and acreage properties toward the Cascade foothills.
Transit-driven change along the corridor
Light rail extension and associated zoning changes have altered what buyers pay in parts of Lynnwood, Mountlake Terrace and Shoreline-adjacent areas. Sale dates matter more than usual where the market has moved within the past year.
Waterfront and Sound views
Edmonds, Mukilteo and parts of Everett include properties where outlook is a major value component. Comparable selection has to match the quality of the view, not merely its presence.
Large 1990s and 2000s subdivisions
Mill Creek, Bothell, Marysville and Lake Stevens contain sizable tract developments where close comparables exist, so the analysis focuses on plan, condition, updates and lot position within the plat.
Foothill acreage and outbuildings
Toward Monroe, Arlington, Granite Falls and the foothills, acreage, barns and shops, well and septic, and seasonal access are material. Outbuilding contribution is supported from the market rather than from replacement cost.
Flood plain and critical areas
Portions of the Snohomish, Skykomish and Stillaguamish valleys sit in mapped flood plains. Where that applies to a subject or a comparable, it is addressed rather than ignored.
Historic Everett neighborhoods
Everett's older neighborhoods contain period homes with wide condition variation, sitting near mid-century and newer stock. Age and quality are analyzed individually rather than by neighborhood average.

Assessed value is not the same as an appraised value
The Snohomish County Assessor values property in aggregate, using mass appraisal models applied across large numbers of properties from available records and area data. That approach is efficient and generally reasonable across a county, but it cannot examine an individual property or capture condition, functional problems or characteristics specific to a particular home.
An independent appraisal looks at the one property, inspected to the extent the assignment requires, and reports a supported opinion of value as of a stated effective date with the reasoning documented. Whether to pursue an assessment appeal, what deadlines apply and how evidence is received are matters for the county and for your own advisors — not for the appraiser.
