Residential values in this region do not move uniformly. Two properties a few miles apart can sit in genuinely different submarkets, with different buyer pools, different school assignments, different view and topography characteristics and different rates of appreciation. A credible appraisal depends on correctly identifying which market the subject property actually competes in.
That kind of judgment comes from repeated work in the same geography over time. Rather than covering a wide territory thinly, this practice concentrates on three counties in the central Puget Sound — which also means honest answers about capacity: if an assignment falls outside this area, you will be told so directly.

Service-area business, not a storefront
Northwest Express Appraisals operates as a service-area business. The appraiser travels to the subject property to perform the inspection the assignment requires; clients do not visit an office. Correspondence, engagement and report delivery are handled remotely.
If a property sits near a county line or in an outlying area, describe it in your request and feasibility can be confirmed before an engagement is made. Where an assignment is not a good fit — because of geography, property type or timing — you will be told plainly rather than accepted and delayed.
