How the practice approaches its work
Residential appraisal work has been performed under this practice since 2009, across the range of market conditions the central Puget Sound region has experienced in that time. That period includes a severe downturn, an extended expansion and multiple shifts in interest rates and buyer behavior — the kind of history that makes clear how much a value conclusion depends on the specific date and the specific submarket being analyzed.
The practice is deliberately not organized around volume. Coverage is limited to three counties so that market familiarity remains genuine rather than nominal, and each assignment's scope is defined before analysis begins so that the report answers the question the client actually needs answered.
The through-line is independence. An appraiser engaged to develop an opinion of value has no stake in whether a property sells, at what price, how a settlement is structured or what a filing reports. That neutrality is what makes the report useful to attorneys, accountants, mediators, courts and families who need a figure they can rely on and, if necessary, examine.
