Local market knowledge
What the analysis turns on in Pierce County
Coverage runs from Tacoma and the Narrows through the south-county suburbs and out toward the semi-rural east county. Property types include Craftsman-era homes in Tacoma's historic districts, waterfront and view properties near the Narrows, and newer subdivisions in the county's south and east.
Historic districts and period homes
Tacoma's Craftsman and period neighborhoods have their own buyer pool. Original detail, prior remodeling quality and district context all matter, and a nearby sale outside the district may not be comparable at all.
Water and view influence near the Narrows
Waterfront, bluff and view properties carry a premium that varies with outlook, exposure, bank condition and access. These differences must be supported by sales with genuinely similar outlooks.
Wide range of price points
The county contains some of the region's most affordable housing and some of its most expensive waterfront. County-wide statistics are close to meaningless for an individual property, so the analysis stays inside the relevant submarket.
Newer subdivisions in the south and east
Tract subdivisions in the growing south and east county provide close comparables, but builder incentives, lot premiums and phase timing need to be understood before those sales are used.
Semi-rural and acreage properties
Toward Graham, Orting and the county's eastern areas, acreage, outbuildings, utilities and access drive value, and the market data is thinner and requires a wider search with careful adjustment.
Condition variation within a block
In many older Pierce County neighborhoods, deferred maintenance and full remodels sit side by side. Condition is therefore a primary analysis point rather than an afterthought.

Assessed value is not the same as an appraised value
The Pierce County Assessor-Treasurer values property in aggregate, using mass appraisal models applied across large numbers of properties from available records and area data. That approach is efficient and generally reasonable across a county, but it cannot examine an individual property or capture condition, functional problems or characteristics specific to a particular home.
An independent appraisal looks at the one property, inspected to the extent the assignment requires, and reports a supported opinion of value as of a stated effective date with the reasoning documented. Whether to pursue an assessment appeal, what deadlines apply and how evidence is received are matters for the county and for your own advisors — not for the appraiser.
